The current "mortgage crunch" has far-reaching effects, including the governance of community associations. Problems with past due assessments, foreclosures and bankruptcy have become more common. Real estate inventories have grown as credit criteria for new loans have tightened. Increased reports of slip and fall claims, water damage claims, vandalism and arson fires are a consequence of these issues. Review insurance and risk management hazards that result from unoccupied homes. Consider proactive strategies to address issues such as bank ownership, additional rentals and vacant properties. Examine what the association can do legally to protect he assets of your community.
